Every year at Redwood tells a story of places built, people welcomed and communities strengthened. 2025 proved to be a year marked by strong operational and cultural momentum, reinforcing Redwood’s position as a leader in the multifamily industry.

Building Places That Feel Like Home 

In 2025, new streets came to life across the Midwest as Redwood continued expanding its network of single-story neighborhoods, each designed to offer simplicity, comfort and a sense of belonging. 

Nine new Redwood Neighborhoods opened their doors or reached key construction milestones across Ohio, Indiana, Illinois and Nebraska. Four more neighborhoods grew through new phases in Ohio and Michigan, reinforcing strong demand for Redwood’s signature apartment homes. In total, 1,235 apartment homes were added across new and existing neighborhoods, bringing Redwood’s national portfolio to more than 21,000 apartment homes. 

Redwood teams continued testing new design standards, from white cabinet finishes to reimagined floor plans to fresh exterior palettes debuting at Redwood Amherst. These innovations reflect Redwood’s commitment to continually evolving its apartment homes to meet the changing needs and preferences of today’s renters 

And the momentum is far from over. In 2026, Redwood is preparing to welcome: 

• 6 new Redwood Neighborhoods: Redwood Batavia Township (Ohio), Redwood Fairborn Beaver Valley Road (Ohio), Redwood Miami Township SR 28 (Ohio), Redwood Canton Michigan Avenue (Michigan), Redwood New Haven (Michigan) and Redwood Franklin (Indiana) 

• 4 new phases, strengthening neighborhoods in Ohio (Redwood Vermilion) and Illinois (Redwood Oswego, Redwood Crystal Lake and Redwood Aurora) 

A Culture That Grows with Its People 

Behind every neighborhood is a team of ambassadors who bring Redwood’s values to life—from on-site leasing and maintenance pros to a range of corporate positions. 

This year, 228 new hires joined the Redwood team, and 76 team members advanced or changed roles inside the organization. Redwood employees also received more than $68K in education reimbursements to continue learning, growing and reaching new goals. 

That commitment to people didn’t go unnoticed. Redwood earned several awards that celebrate exceptional workplaces, including: 

• Top Workplace in Northeast Ohio (8th year) and Michigan (3rd year)
• NorthCoast 99 (3rd year)
• Great Place to Work® Certification (8th year)
• Fortune’s Best Workplaces in Real Estate (4th year) 

These honors reflect the heart of Redwood: a culture built on trust, opportunity and genuine care. 

Welcoming Residents, Earning Loyalty 

Every move-in tells a story. New jobs, new chapters, fresh starts, or simply a desire for a quieter, more comfortable way of living. 

In 2025, Redwood welcomed 8,489 new residents, each bringing new energy to their neighborhoods. Just as meaningful: 9,462 lease renewals, a testament to the strong relationships built between residents and the neighborhoods they choose to call home. 

Convenience also defined the year. With 11,148 self-guided tours, more prospective residents explored Redwood on their own time – proof that flexibility matters and that the Redwood experience speaks for itself. 

Recognizing the positive impact of our residents’ feedback and experiences, Redwood earned several notable distinctions:

• Top Overall Operator: Redwood was named Best Overall Operator in the Resident Choice Awards, earning first place in key resident experience categories including move-in, move-out, and maintenance. 

• Online Reputation: Placed in the top 10 of the 2025 ORA® Power Rankings and earned top-three finishes across all categories in the Einstein Best of Awards. 

• Neighborhood Excellence: Six Redwood neighborhoods ranked among the Top 10 properties nationwide in their respective markets in the 2025 ORA® Power Rankings, reflecting consistently high resident satisfaction across the portfolio.
