New Year, Same Remarkable Reputation

Redwood Living, Inc. (Redwood) is kicking off 2024 by building on a strong reputation for delivering an experience renters want. Known for its single-story apartment neighborhoods across the Midwest and Carolinas, Redwood’s strategy has always put its residents first. From the locations of the neighborhoods to the finishes in each apartment home and the services offered, each choice the company makes is to give renters the home they deserve.

“Our goal has always been to reinvent the traditional apartment rental experience,” explained Redwood CEO and Founder, Steve Kimmelman. “We believe renters deserve a true home, with plenty of space to live, functional details, and an attached garage.”

It’s not just the physical details of living in a Redwood apartment that gives the company such a strong reputation, though. Each neighborhood’s on-site leasing and maintenance team helps current and prospective residents feel like their needs are top of mind.

“Our on-site team members are vital to the resident experience,” Kimmelman said. “Our residents regularly call out our team as the reason they decided to move in or stay with us for longer than they had initially expected.”

And Redwood has the data to back it up.

2023 marked the third consecutive year J. Turner Research ranked Redwood as a top ten company—fourth in the nation this year—for its online reputation amongst property management companies of similar size. Rankings are determined using J. Turner’s Online Reputation Assessment (ORA™) score. This score is the multifamily industry standard to measure and benchmark a property’s online reputation.

The ORA™ statistical model aggregates and analyzes online ratings and reviews of more than 139,000 properties across multiple review sites and ILSs to generate a single score on a 0-100 scale that is easy to monitor, rank, and improve. This score provides a method to compare a company’s individual properties and portfolios nationally, regionally, and against the competition. The national average ORA score is 63.26.

In 2023, Redwood earned an ORA score of 82.93 in the annual Division ORA® Power Rankings, hovering within a few points of the previous two years’ scores—even amongst rapid growth. The continued expansion in 2024 will challenge the company’s 600+ employees to maintain that same level of resident satisfaction, but Redwood is well-equipped to do just that.

“Our Redwood Ambassadors play critical roles in ensuring a remarkable resident experience, and we applaud them for their dedication,” said Mike VanGelder, Executive Vice President of Property Operations at Redwood. “As Redwood’s portfolio grows, we continue to identify ways to maintain and improve upon this standard of excellence and truly appreciate all those that help us stay true to this commitment.
